The question everyone asks
No matter how exciting the design is, how beautiful the materials look, or how detailed the plan feels, the same question always shows up at the end: “Okay… how much does it cost?”
That’s normal. Pricing is one of the most sensitive parts of any renovation – both for the homeowner investing in the project, and for the contractor responsible for doing it right. Our rule is simple: we stay in open communication, and that includes every question about money.
How we build fair pricing in Niagara
Over the years, we’ve sharpened our pricing by working with a wide range of projects: custom residential homes, service work, and builder-level jobs across the Niagara Region. That experience helps us understand the market, what “normal” pricing looks like today, and where corners usually get cut.
Another big factor is our long-term relationships with local suppliers. When you receive a quote from us, our goal is that you’re getting strong material pricing and reliable availability, the same trusted networks we use on bigger builds. You’ll recognize names like Roofmart, St. Catharines Building Supply, Royal Building Solutions, James Hardie, Kaycan, and others we work with regularly.

Materials matter and there’s no “blind discounting”
Your final price depends heavily on the system you choose. Some materials are simpler to install, lighter, and more forgiving. Others are thicker, stronger, more weather-protective, or more premium in finish – and that changes the cost.
We always aim to give options, but we don’t do “blind price cuts.” If a quote becomes cheaper by quietly removing waterproofing steps, prep work, flashing details, or proper installation methods, that’s not a deal—it’s a future problem.
Why two quotes can look totally different
Sometimes a homeowner sees another quote that feels “too good to be true.” Often it is – because not every estimator sees the same complexity in the home. Details like transitions, window/door trims, hidden rot risk, tricky elevations, ventilation, and water-management zones can be missed or simplified.
Our approach is to price the project based on reality, then offer smart options that help you stay within budget without sacrificing the core quality that protects your home.
Measurements: the foundation of accuracy
Our pricing starts with measuring the full exterior scope. We check wall areas, rooflines, soffit/fascia runs, corners, trims, openings, and details that affect labor and material quantity.
And if something doesn’t add up? We’ll come back and measure again. It’s rare, but we’d rather double-check than give you a number that isn’t honest.
What your quote actually includes
A good quote is more than one big number. We break it down so you can understand what you’re paying for. Typically, you’ll see:
- Line items (siding, soffit/fascia/eavestrough, trims, demo, waterproofing details, etc.)
- Labor + installation methods (including the steps that prevent leaks and callbacks)
- Material selection (brand/system level, profile, thickness, finish)
- Site requirements (access, heights, safety setup, disposal, protection)
When possible, we also support the quote with a clear plan and visuals, like renderings, so you can see the value – not just the price.
Allowances, upgrades, and change orders (no surprises)
Some items are best handled as allowances (for example, if a detail can’t be fully confirmed until removal starts). Upgrades are optional improvements you can choose – better trims, premium accents, added insulation, and so on.
If anything changes mid-project, we handle it as a change order: clearly written, priced, and approved before work continues. No guessing.

The cost-per-year reality check
One of the best ways to compare options is a simple “cost per year” mindset. A more durable, better-protected exterior system may cost more today, but if it performs longer, saves repairs, and protects the structure, it can be the smarter investment over time.
